Conveyancing Assistant
Xcova — the offshore legal services arm supporting Smart Legal (www.smartlegal.co.uk), one of the UK's most trusted conveyancing solicitor firms — is expanding its operations to Sri Lanka and is seeking a qualified, experienced Attorney at Law to join its growing conveyancing team. This is a rare and exciting opportunity for a legally qualified professional to work directly within the framework of England and Wales property law, from the comfort of Sri Lanka, with a clear pathway to career progression in UK legal practice, management, or specialist roles.
Xcova was established in 2008 to provide offshored legal and support services to UK law firms, and has since developed a strong reputation for delivering high-quality, technology-driven legal services across conveyancing, business development, IT, and accounts. Its management team comprises experienced professionals from both India and the United Kingdom, bringing deep expertise in legal sector operations and business process engineering. Xcova currently operates successfully from India, providing end-to-end conveyancing services to clients across England and Wales — and is now replicating that model in Sri Lanka.
This role is open exclusively to applicants with a minimum of one year's UK conveyancing experience. You will handle a full caseload of residential conveyancing matters, working UK business hours (Monday to Friday, 8:30 am to 5:30 pm) and adhering to UK public holidays. This is a fully on-site, office-based role, worked in person at 100 Welikadawatta Road, Nawala, Rajagiriya.
- 250K LKR Per Month – Base salary, paid monthly
- 1.8M LKR Loyalty Bonus – Three-Year Loyalty Fee (TYLF) paid as a lump sum
- 2+ Years UK Experience – Minimum conveyancing experience required
- 10K LKR Review Bonus – Per five-star Google review generated

Key Responsibilities
- Client & Transaction Management — Respond to emails and calls; update all parties to a transaction; monitor cases and proactively chase solicitors, estate agents, and other third parties to progress matters efficiently.
- Title & Documentation — Check title documents; prepare reports on title for clients; process inbound draft papers and leasehold draft papers; raise enquiries on search results, leasehold titles, and on behalf of purchasers.
- Searches, Offers & Completion — Process mortgage offers; carry out pre-completion searches; handle cases from instruction to post-completion, including the registration of properties and all post-completion tasks.
- Compliance & Client Care — Carry out client Anti-Money Laundering (AML) checks; process inbound and outbound Client Care letters; assist Legal Assistants as and when required.
Remuneration & Benefits
- Base Salary — LKR 250,000 per calendar month. Paid monthly in Sri Lankan bank accounts; a competitive rate reflective of the specialist UK legal expertise required and the international scope of the role.
- Three-Year Loyalty Fee (TYLF) — Maximum lump sum of LKR 1,800,000, payable upon completion of 36 months of continuous employment with Xcova Sri Lanka; the TYLF is forfeitable if engagement is terminated for any reason prior to the 36-month mark.
- Google Review Bonus — Approximately LKR 10,000 per five-star Google review generated by the firm.
