About Us
KG Group of Companies manages a diversified portfolio of commercial properties and over 50 tenants across Colombo, Wattala, and Negombo. We are seeking a hands-on, experienced Maintenance Engineer to take full responsibility for maintenance and repair issues across all sites and ensure property standards are maintained throughout each tenancy lifecycle.
This role is critical in ensuring the long-term upkeep and smooth functioning of our buildings while maintaining a high standard of tenant satisfaction.
Key Responsibilities
- Coordinate and execute maintenance repairs including:
- Roof leak repairs
- Water ingress and façade-related rectifications
- Internal damage repairs exceeding tenant liability thresholds (Rs. 50,000)
- Building painting and waterproofing
- Manage and oversee paint jobs, carpentry, plumbing, and minor electrical issues
- Supervise and allocate work to in-house laborers and third-party contractors
- Conduct routine inspections of all commercial properties to identify and resolve issues proactively
- Ensure grass cutting and landscaping is regularly carried out across all sites
- Maintain an active log of tenant complaints and resolution timelines
- Handle inventory checks at the start and end of each lease period, including:
- Preparing detailed Inventory Check-In Reports at tenant handover
- Reviewing and reconciling Inventory Exit Reports when tenants vacate
- Documenting and photographing damages and verifying compliance with lease terms
- Source and evaluate cost-effective service providers and suppliers
- Liaise with the Property and Accounts teams to ensure repairs are completed within budget and on schedule
- Attend site visits and handle emergency maintenance requirements when necessary
Ideal Candidate Profile
- Diploma or Degree in Engineering, Facilities Management, or a related field
- Minimum 5+ years of experience in property maintenance or facilities management
- Strong knowledge of roofing, civil works, water-proofing, and general building maintenance
- Experience preparing and managing inventory checklists and condition reports
- Excellent coordination and task-tracking skills
- Experience handling labor teams and on-site contractors
- Familiarity with local building materials and repair techniques
- Strong communication, documentation, and reporting skills
- Willingness to travel regularly between sites in Colombo, Wattala, and Negombo
