SENIOR MANAGER - OPERATIONS AND SALES

We are seeking a dynamic and results-driven Senior Manager - Operations and Sales to lead the company's sales operations, branch administration, and customer management functions. The ideal candidate will provide strategic leadership and oversight of all operational and sales-related activities across the company while ensuring the achievement of sales targets, operational efficiency, customer satisfaction, and compliance with company policies and regulatory requirements.

Core Responsibilities

  • Develop and implement sales strategies to achieve monthly and annual revenue targets.
  • Lead and manage sales teams across multiple projects and sales locations to maximize performance.
  • Monitor sales pipelines, reservations, bookings, and customer conversion rates to ensure target achievement.
  • Build and maintain strong relationships with key customers, brokers, channel partners, landowners, and other stakeholders.
  • Develop and execute land acquisition strategies, including feasibility studies, due diligence, and negotiations.
  • Liaise with government authorities and relevant agencies to secure approvals, permits, and development clearances.
  • Oversee administrative and operational functions, ensuring efficient management of office facilities, assets, records, and support services.
  • Lead, mentor, and develop cross-functional teams while ensuring compliance with company policies, regulatory requirements, and quality standards.

Qualifications and Experience

  • A Bachelor's degree in Business Administration, Marketing Management, Operations Management, Real Estate Management, or a related field, or a minimum of five (5) years of proven experience in a management role overseeing sales and operations in the real estate sector, including land sales.
  • Proven experience within land sales, real estate, property marketing, housing, construction, or related sectors.
  • Deep knowledge of Sri Lankan real estate and land sales industry practices, regulatory compliance, and operational governance.
  • Strong interpersonal, negotiation, influencing, problem-solving, and communication skills.
  • Strategic thinking and results orientation with a proven track record of team leadership and performance management.
