OPERATIONS MANAGER/ASSISTANT OPERATIONS MANAGER

We are seeking to hire an Operations Manager and/or an Assistant Operations Manager for "Little England Cottages" a luxury housing project in Nuwara Eliya, developed by Jaysons Realty (Pvt) Ltd, a niche market luxury real estate developer based in Sri Lanka and a subsidiary of Jaysons Group of Companies, with expertise in diverse spheres of industry in Sri Lanka, mainly property management and development, hotels and restaurants, for over 35 years. Little England Cottages can be considered the most exclusive gated community in Nuwara Eliya. It comprises of 37, 3500 sq. ft. uniquely built 4-5 bedroom cottages and a 15000 sq. club house. KEY JOB ROLE

  • Responsible for the daily operations and supervising responsibilities of the property.
  • Conducting regular inspections of property for damage, contractor effectiveness and suggesting areas of improvement.
  • Coordinate recertifications and troubleshoot.
  • Solving emergency maintenance or any other situation related to a resident/guest efficiently and quickly.
  • Maintain KPI's set by the Board of Directors.
  • Responsible for the upkeep and cleanliness of the property.
  • Coordinate ongoing maintenance and inspections to comply with all relevant laws and codes of the country and company policies.
  • Manage on-site staff and vendor and contractor relationships.
  • Preparing and presenting monthly, quarterly and annual budgets.
  • Source and prepare quotations for required purchases or goods and services replacements.
  • Attend board meetings and present routine reports, including activity reports, variance reports, property inspections, roof inspections, and lighting reports.
  • Handling comments, complaints, concerns and requests from home owners and initiate corrective measures.
  • Responsible for the overall security of the property and its residents / guests.
  • Ensuring the best service providers at the best possible rates are negotiated and renewed on time, subject to approval from the Management.
  • Carrying out daily / periodical maintenance related to the property and carrying out spot checks.
  • Be responsible for expenditure through petty cash and following up on reimbursements.
  • Engage in recruitment of operational staff, in liaison with HRD.
  • Training, motivating and managing all property personnel.
  • Conducting daily briefings with staff.

CANDIDATE PROFILE

  • Age ideally between 40-55 years.
  • Minimum 5 years' in Property Management / Operations and Maintenance / Hospitality specializing in Cost Control with majority service in Sri Lanka.
  • Excellent organizational and leadership skills.
  • Understanding of general finance and budgeting.
  • Ability to build consensus and relationships among managers, service providers, contractors and employees.
  • A very good command of written and spoken English with excellent communication skills.
  • Computer literacy in MS Office, E-mail and other relevant computer programs.
  • Ability to speak foreign languages would be a distinct advantage.
